Strategy before listing
Decide how the property should operate first.
Two Los Angeles homes a few blocks apart can sit in different jurisdictions, attract different guests and support completely different strategies. Listing first and asking questions later is how owners end up with the wrong stay length, the wrong furnishings or a property that isn't eligible for the way it's being rented.
R Living reviews the property, its jurisdiction, likely demand, operating requirements and your goals before recommending anything. If the property isn't a good fit for furnished rentals, we'll tell you.

Rental strategy evaluation
How we evaluate a Los Angeles rental strategy
Every recommendation is built from the same review. The outcome may be mid-term furnished stays, short-term stays where the property is eligible, a different approach, or a recommendation not to launch. See how we evaluate a property.
Jurisdiction and eligibility
We confirm whether the property sits in the City of Los Angeles, an independent city, or unincorporated Los Angeles County, then review which stay lengths the applicable rules may allow.
Location and likely demand
Nearby employers, medical campuses, studios, universities, transit and neighborhood character all shape who is likely to stay and for how long.
Property type and condition
Layout, bedroom count, parking, outdoor space, finishes and current furnishings affect guest appeal, setup scope and operating effort.
Building, HOA and lease rules
Building policies, HOA covenants, lease terms and rent stabilization status can restrict furnished rentals even where a city allows them.
Setup and operating costs
We consider furnishing, supplies, cleaning, utilities, maintenance and access systems so the strategy reflects real operating costs.
Your goals and personal use
Income goals, risk tolerance, how hands-off you want to be and any dates you plan to use the property all influence the recommendation.
Full-service management

Furnishing, interior design and property setup
A home set up for the way it will be used.
Furnishing for a 45-day stay is different from furnishing for a weekend. Our in-house design team plans the setup around the recommended strategy, whether the property needs a few additions or a full furnishing package.
- Furnishing and amenity plan matched to the intended stay length
- Interior design direction from our in-house design team
- Linens, kitchen, bath and household essentials
- Workspace, Wi-Fi and comfort details longer-stay guests expect
- Owner-approved scope and budget before purchasing begins

Operations
Launch, guests, property care and reporting.
Listing preparation and professional photography
Before launch, we prepare a listing that represents the property accurately and competitively, and configure availability rules that match the recommended stay strategy.
- Professional photography coordinated before launch
- Accurate listing copy, amenities and house rules
- Channel selection matched to the stay strategy
- Calendar, minimum-stay and availability rules configured
Pricing that responds to demand.
We set and adjust rates around demand, seasonality, booking windows, stay length and your goals for the property, rather than relying on static pricing. Minimum stays, discounts for longer reservations and availability are reviewed alongside performance.
Any revenue expectations we share are estimates based on the property and strategy, not guarantees.
Screening, support and secure access
Guest and resident screening and support
Every guest or resident is screened against defined standards and applicable fair housing requirements. We handle inquiries, booking questions, stay communication and issue response so you are not fielding messages.
Access and check-in systems
Structured arrival instructions and keyless or managed access, where building rules allow, support secure check-ins without in-person key handoffs. Access is updated between stays.
Screening practices follow our fair housing commitment.
Cleaning, maintenance and property oversight coordinated locally
Cleaning and turnovers
Cleaning is scheduled around arrivals and departures, with readiness checks before each stay and optional mid-stay cleaning for longer reservations.
Maintenance, repairs and vendor coordination
We triage maintenance requests, coordinate qualified vendors and keep you informed of material issues. Approval thresholds and expense responsibility are agreed before launch.
Inspections and property oversight
Regular inspections between stays document condition, flag repair needs early and support any guest damage follow-up.
Supplies and inventory
Consumables, linens and household inventory are tracked and restocked so the property stays guest-ready.
Owner communication and reporting
You should know what is happening with your property and why decisions are being made. Owners receive regular performance and operating updates, with revenue and payout definitions explained clearly.
Material issues—repairs above agreed thresholds, guest incidents or regulatory changes that affect the strategy—are raised promptly rather than saved for the next report.
Onboarding
How onboarding works
- 1
Request a property strategy
Share the property address, basic details and what you hope to achieve. There is no obligation to proceed.
- 2
Eligibility and strategy review
We confirm the jurisdiction, review known building and HOA constraints, assess demand and recommend a stay strategy—or tell you if the property isn't a fit.
- 3
Proposal, setup and launch
You receive a management proposal covering scope and pricing. Once approved, we coordinate furnishing, photography, listings, access and supplies.
- 4
Ongoing management
We manage pricing, guest or resident communication, cleaning, maintenance, inspections and owner reporting.
Management pricing
Customized management pricing
Management pricing is customized to the property, the recommended strategy and the scope of services. Setup needs such as furnishing, supplies or design work vary from home to home and are scoped separately.
We explain the fee structure, what is included and which costs are the owner's responsibility before you commit to anything.
Regulatory considerations
Los Angeles regulatory considerations
“Los Angeles” can mean the City of Los Angeles, one of the independent cities in Los Angeles County, or an unincorporated County community. Each sets its own rules, so there is no single short-term rental rule for the region.
We confirm which jurisdiction applies to your property before recommending a strategy. The summaries below are starting points for that review.
City of Los Angeles
Under the City's Home-Sharing Ordinance, a short-term rental means renting a unit for 30 consecutive days or less. Rentals longer than 30 consecutive days are outside that ordinance. Home-Sharing eligibility is specific to the property and host: primary-residence and registration requirements apply, and certain housing restrictions—including Rent Stabilization Ordinance (RSO) status—can make a unit ineligible.
Where to confirm: Los Angeles City Planning (Home-Sharing program) and the Los Angeles Housing Department
Independent cities in Los Angeles County
Los Angeles County includes 88 incorporated cities—among them Santa Monica, West Hollywood, Beverly Hills, Culver City, Pasadena, Burbank, Glendale and Long Beach. Each sets its own rules for short-term and furnished rentals, and those rules can differ significantly from the City of Los Angeles. A Los Angeles mailing address does not necessarily mean a property is within the City of Los Angeles.
Where to confirm: The individual city's municipal code and planning department
Unincorporated Los Angeles County
Communities that are not part of any city—such as Marina del Rey, East Los Angeles, Altadena and Topanga—fall under Los Angeles County's rules rather than a city's.
Where to confirm: Los Angeles County Department of Regional Planning
Longer stays and property-level rules also matter. A rental outside a short-term rental ordinance can still be regulated: longer furnished stays may be treated as a tenancy, which can bring landlord–tenant law, rent stabilization, eviction protections and tax obligations into play. Building policies, HOA covenants, lease terms, lender requirements and insurance terms can restrict furnished rentals even where local rules allow them.
This section is general information, not legal advice. Rules change, and eligibility depends on the specific property, its jurisdiction and how it will be used. R Living reviews known constraints before recommending a strategy and flags questions to confirm with the relevant city or county, your building or HOA, or qualified legal counsel.
