In plain terms

What mid-term rental management means

A mid-term rental sits between a vacation stay and a traditional lease. The home is fully furnished, utilities and Wi-Fi are usually included, and residents typically stay for one to several months.

These stays often serve people relocating for work, professionals on temporary assignments, families displaced by insurance claims or renovations, and people between homes. They want a place that feels like home, not a hotel room.

Mid-term rental management means R Living runs that operation for you: we prepare the home, find and screen residents, set pricing, support residents during their stay, coordinate cleaning and repairs, and keep you informed.

Fit

Is a mid-term strategy right for your property?

When mid-term stays can make sense

  • Short-term rentals aren't allowed for the property, or you'd rather not operate one
  • You want fewer turnovers and a steadier operating rhythm
  • The home is near employers, hospitals, studios or universities that bring longer-term visitors
  • You prefer defined, shorter stays to a traditional 12-month lease
  • You plan to use the property yourself at certain times of year

What to weigh

Fewer turnovers
Longer stays mean fewer cleanings, check-ins and resets each month, which lowers day-to-day operating load.
Less pricing flexibility
Rates are set for weeks or months at a time, so there are fewer opportunities to adjust for short-term spikes in demand.
Gaps between stays
Finding the next resident can take longer than filling a single night, so calendar planning matters.
Tenancy considerations
Depending on the jurisdiction, longer stays may carry tenant protections. We review these before launch.

Regulatory considerations

Regulatory considerations for mid-term rentals in Los Angeles

No single rule applies to mid-term rentals across Los Angeles County. The City of Los Angeles, each independent city and unincorporated County areas set their own requirements, and a longer stay that works in one jurisdiction may be treated differently a few miles away.

In the City of Los Angeles, rentals longer than 30 consecutive days are outside the Home-Sharing Ordinance, but they can still be subject to other housing rules.

We confirm which jurisdiction applies to your property and review known constraints before recommending a mid-term strategy.

City of Los Angeles

Under the City's Home-Sharing Ordinance, a short-term rental means renting a unit for 30 consecutive days or less. Rentals longer than 30 consecutive days are outside that ordinance. Home-Sharing eligibility is specific to the property and host: primary-residence and registration requirements apply, and certain housing restrictions—including Rent Stabilization Ordinance (RSO) status—can make a unit ineligible.

Where to confirm: Los Angeles City Planning (Home-Sharing program) and the Los Angeles Housing Department

Independent cities in Los Angeles County

Los Angeles County includes 88 incorporated cities—among them Santa Monica, West Hollywood, Beverly Hills, Culver City, Pasadena, Burbank, Glendale and Long Beach. Each sets its own rules for short-term and furnished rentals, and those rules can differ significantly from the City of Los Angeles. A Los Angeles mailing address does not necessarily mean a property is within the City of Los Angeles.

Where to confirm: The individual city's municipal code and planning department

Unincorporated Los Angeles County

Communities that are not part of any city—such as Marina del Rey, East Los Angeles, Altadena and Topanga—fall under Los Angeles County's rules rather than a city's.

Where to confirm: Los Angeles County Department of Regional Planning

Longer stays and property-level rules also matter. A rental outside a short-term rental ordinance can still be regulated: longer furnished stays may be treated as a tenancy, which can bring landlord–tenant law, rent stabilization, eviction protections and tax obligations into play. Building policies, HOA covenants, lease terms, lender requirements and insurance terms can restrict furnished rentals even where local rules allow them.

This section is general information, not legal advice. Rules change, and eligibility depends on the specific property, its jurisdiction and how it will be used. R Living reviews known constraints before recommending a strategy and flags questions to confirm with the relevant city or county, your building or HOA, or qualified legal counsel.

Mid-term FAQ

Mid-term rental questions from Los Angeles owners

On this page, mid-term means furnished stays that typically run one to several months. Legal thresholds are set by each jurisdiction: in the City of Los Angeles, a rental of 30 consecutive days or less is a short-term rental under the Home-Sharing Ordinance, so a mid-term stay there must be longer than 30 consecutive days. We confirm the rules that apply to your property.
